April 30th Update
· As of last Monday we were granted permission by the Building Department to commence FULL CONSTRUCTION under Section 108.4 of the Building Code.
o This is a very positive step
o This allows us to work up until the time of the first inspection for each major trade
o We expect to receive a full building permit in approximately 30-45 days
· Planning and Zoning have NOT completed their review we are still trying to resolve several landscaping issues/comments that they have on the project
o This is not slowing us down at this point in time but if it is not resolved within approximately 30 days it could become a hold up again
o I expect this will be resolved shortly
· Full Electrical and interior finish crews are on site and working
· Exterior finish crews will be on site starting tomorrow
· Plumbing crews will be on site starting later this week
· Site work personnel will be on site next week
January 31st Update
As we discussed a couple of weeks ago, I promised to give you updates on the Sunrise VA Clinic every 2 weeks. Their has not been any substantial change over the last 2 weeks since we spoke. Here is a summary of what has happened over the two weeks:
1) MEP Structural Engineering and Inspections Inc (MEP Inc. (the firm we hired as our Private Plan Reviewer in place of the city) has completed their initial review of the final construction drawings.
2) Our architect and engineers have spent the last 10 days responding to the comments from the above mentioned review. We expect to submit revised drawings to MEP Inc. by the end of this week.
3) We hope to submit our building permit application, along with the reviewed and final construction drawings within about 10 days. At this point we will be ready to recommence full construction on the building.
4) In addition, over the last two weeks we have been finalizing subcontracts with all of the major trades and gearing up crews for the initial clean up and demolition work that will take place as soon as construction begins.
January 18th Update
Here are some responses to the questions I was unable to answer at the meeting. Please note, that most of the questions that were being asked about medical equipment, etc are things that as the owner, I have no control over. Decisions on what type of equipment and when they will be installed, etc. are made by the VA. I have no say on these issues and no power to change any of these issues.
1) Mamography Machine I am not sure if their will be one. I was told that if there is one in Oakland Park it will be moved to the new clinic. I am trying to get more information on this.
2) Their WILL be a SMALL private seating area in the Gynecology area
3) MRI Machine - We are building an MRI pad outside the building next to Radiology for a mobile MRI machine. How long it will be there and at what times is a question for the Clinic personnel. I will try to get more details on this.
4) MRI Installation - The installation is the responsibility of the VA. At times and with Change Orders they may have us assist in the installation.
5) CT Scan I am researching if their will be a CT Scan at the site.
The owner and contractor have no ability to influence what equipment is installed in the building, etc. The VA fully controls this process. It would probably make sense for you to speak with VA personnel at Oakland Park or the Miami Hospital to get more specific answers to these sort of question.
